What is a Certificate of Occupancy, and how do I get one?: A Certificate of Occupancy, or C of O, is issued by the building inspector once all inspections are "finaled", or successfully completed, and denotes that the work was done in accordance with applicable building codes. The C of O is required before anyone can occupy a new building, and by most mortgage lenders for loan processing. Be sure to apply for all permits at the Permit office at 119 S Roselawn STE 303.

1. When do I need to get a building permit?: For new construction, anything over 120 square feet will require a permit. For remodeling, all structural changes, and some repairs, require a permit. Roofs, swimming pools, and other miscellaneous jobs can also require one. Perhaps this chart will help, or you can call the Permit office at 748-8298. Permit Chart

2. Where do I get a building permit?: The Permit office is located at 119 S Roselawn STE 303.

3. Who can apply for a building permit?: Contractors must be licensed by the State of New Mexico. Homeowners can apply to do work on their own residential structure, but must acknowledge familiarity with and agree to abide by, applicable building codes, and the permitting and inspection process.

4. Can I apply online for a permit?: We require an original signature on permit applications. You can download and print the application, but must provide the signed application to our office at 119 S Roselawn STE 303.

5. How long are permits issued for?: Work must begin within 180 days or the permit expires, and a new permit and fee will be required.

6. What does a permit cost?: The cost depends on the value or amount of work being done. Please see our fee page.

7. How do I get an inspection on the work being done?: Inspections must be scheduled 24 hours in advance. Call the Permit office at 748-8298, or send an email to buildingpermits@artesianm.gov.
